If you encounter any issues with the internet, we would kindly ask that you contact the team in the office so they can investigate further.

Locate the Smart Thermostat in the dining space, mounted on the wall to the left as you enter the kitchen. Simply rotate the external casing clockwise to set the desired temperature; the boiler will fire up and the radiators will begin to heat. To turn off, turn the dial fully anti-clockwise. We kindly ask you to turn off the heating before you head to bed each night and if you leave the house at any point.
If the above is not working, first ensure the boiler (located in the utility space) is switched on and not showing any faults. Otherwise, please just contact the team in the office and one of our Maintenance team can promptly attend.

Too toasty?! On the rare occasion that the city does see a spectacular summer’s day, we do also have a small number of fans available. Contact the office to request one but, please note, this is subject to availability.

All properties have a hairdryer to hand and we provide one set of towels per guest to save you some room in your suitcase!
As we’re self-serviced accommodation and not a hotel, daily housekeeping is not provided. However, if you are staying with us for more than seven days, someone will attend to turnover the house and restock your linen. This is will be pre-arranged with the team in the office.
A small number of toilet rolls and miniature toiletries are left to get you started on your first night. The local Co-Op on Rosetta Road would be your closest location to stock up on supplies. For larger shops, you’re only a short drive from Forestside Shopping Centre where you’ll find an M&S and a Sainsbury’s as well as a host of other stores and eateries, like Popeyes, Nandos and Starbucks.

The Smart TV has streaming apps such as Netflix, Amazon Prime and YouTube. Use your own account details to sign into these and we would just gently remind you to sign out before departing!
*If you forget, don’t worry - just contact the team in the office and we’ll have a member of staff head down and log you out.
Depending on the make-up of your group, you may need to use the sofa bed for the additional guests. This is the grey one located in front of the large living room window. The beddings and pillows for this are usually found in the cupboard on the hallway landing.

You will find the washing machine by the back door. Ensure this is switched on and simply select your desired function. The iron and ironing board are stored in the utility room, access through the door to the right of the stairs.
A small number of laundry capsules can be found below the kitchen sink. This is a washer only and not a tumble dryer so you will need to use the air dryer to hang your wet laundry.
wash, dry, iron, repeat
All bedrooms have spacious wardrobes where you can and you’ll find ample hanging space for those items you want to keep neat and tidy. Should you wish to store away your larger luggage items, you can pop these in the utility room, through the doors
neat and tidy
The spacious, private kitchen is always a hit with our guests. Here you’ll have everything you need to whip up a tasty, home-cooked meal or a warm breakfast on a cold winter’s day.
As we’re self-serviced accommodation, we provide utensils, cookware and crockery, but the cupboards and the fridge are left bare for you to stock with what you need. Pull up a stool at the breakfast bar, take a seat at the dining table and relax over your morning coffee before setting off for a full day of sights or shopping.
Ensure the large, red switch for the Rangemaster is switched on at the wall. Adjust knobs for temperature and function to use the oven accordingly. On the hob, remember to press and hold in the desired knob to trigger the gas ignition while you also turn them.
Before you leave the house on the morning of your departure, we simply ask that you pop your crockery in the dishwasher and clean any pots and pans you might have used.
cook up a storm
Although it can sometimes feel like it, we aren’t a hotel so some of our processes will be different. As daily Housekeeping isn’t a feature of self-serviced accommodation, it may be the case that you start to accumulate more rubbish than fits in your personal, indoor bins.
If that’s the case, we would kindly ask that you remove this to the larger outdoor bin to prevent any spillages or odours in-house. You’ll find this to the rear of the property - head out through the patio doors and the black bin will be on your right.
Replacement bin-bags will be under the sink in the kitchen and we thank you for your kind co-operation.
